Regulatory disclosure

Suitely is not a registered real estate brokerage, and is not currently providing real estate services of any kind. We say this first because it is the most important thing on this page.

Trading in real estate in Ontario requires registration with the Real Estate Council of Ontario (RECO) under the Trust in Real Estate Services Act. Leasing residential property on behalf of a client is trading. Neither Suitely nor its principal is currently registered.

Accordingly, at present:

  • This website is a waitlist and recruitment site only. It is not an offer to represent you, to find you a property, or to trade in real estate.
  • We are not acting for anyone, we have no clients, and we are not accepting instructions.
  • We are not REALTORS®, not members of any real estate board, and we have no MLS access.
  • We will not accept any payment from a renter, a landlord, or anyone else in connection with a trade.

We are completing arrangements with a registered Ontario brokerage. When we begin operating, the brokerage we work under will be named on every page of this site, and the disclosures on this page will be replaced with the ones that apply then. Until that happens, nothing here should be read as an offer of service.

If we ever act for you, you will first receive and have explained to you the RECO Information Guide, and you will sign a written representation agreement, before any work is done on your behalf. Those are requirements under TRESA, not courtesies.

Terms of use

What these cover

These terms govern your use of this website and anything you send us through it — a waitlist entry or an enquiry about working with us. They do not create a client relationship, an agency relationship, or any obligation on us to provide a service.

The waitlist

  • Joining the waitlist costs nothing and commits you to nothing.
  • It is not a representation agreement and does not make you a client.
  • We make no promise about when we will open, whether we will open in your area, or that we will be able to help you. If we can't, we will tell you rather than leave you waiting.
  • You can leave the list at any time by replying to any message or emailing us.

Agents and brokerage enquiries

An enquiry through our agents page is not an offer of employment, an engagement, or a promise of work or volume. Any working arrangement would be set out in a separate written agreement, and we would rather over-explain the terms before you commit than after.

Accuracy

Market figures on this site come from TRREB's 2026 Q2 Rental Market Report and other published sources, and are cited where used. They describe the market generally. They are not a forecast, a promise of any particular rent, or a prediction about your situation.

Liability

This site is provided as is. We are not liable for indirect or consequential loss arising from your use of it. Nothing here limits liability that cannot be limited by law, including for fraud.

Governing law

Ontario law governs, and the courts of Ontario have jurisdiction.

Privacy notice

We handle personal information under Canada's Personal Information Protection and Electronic Documents Act (PIPEDA). This notice says what we collect, why, and what you can make us do about it.

What we collect, and when

  • When you enquire: your name, email, optionally phone, and what you told us about the unit or the search. That's it.
  • If you enquire about working with us as an agent: your contact details, registration status, brokerage, coverage area, and capacity.
  • Nothing else, for now. We do not currently collect identification, income, or credit information from anyone, because we are not yet providing services. If that changes, it will only ever be collected at the point you apply for a specific property, with separate written consent, and we will say so before asking.
  • Site analytics: we keep this minimal and we do not run advertising trackers or sell data to anyone, ever.

How we use it

To answer your enquiry, market a unit, arrange viewings, screen an application you chose to submit, prepare a lease, pay a contractor, and meet our legal obligations. We don't use it for anything else and we don't sell it.

Who we share it with

  • Nobody, currently. We have no clients and we are not sharing waitlist or enquiry information with anyone.
  • When we begin operating, a renter's information would be shared only with the registered brokerage acting for them and, on application and with their consent, the listing side — and we will update this notice before that happens.
  • Service providers — our email and document tools — under contract and only as needed.

How long we keep it

Waitlist entries: until we open in your area and you decide either way, or until you ask us to remove you. Agent enquiries that don't proceed: 12 months. Once we are operating, completed files will be kept for 7 years because tax and limitation periods require it.

Your rights

Email privacy@suitely.ca to see what we hold about you, correct it, withdraw consent, or ask us to delete it. We'll respond within 30 days. If we can't delete something because the law requires us to keep it, we'll tell you which law. You can complain to the Office of the Privacy Commissioner of Canada at any time.

Marketing email

We send commercial email only with a lawful basis under Canada's anti-spam legislation (CASL) — for the waitlist, that is the consent you gave when you joined it. Every message identifies us, gives a mailing address, and carries a working unsubscribe that we honour immediately. We will not use your waitlist entry for anything other than telling you when we open.
